## Emergencies and safety
- Smell gas: leave immediately, do not operate switches or phones inside, call 911 or the gas utility from outside.
- CO alarm: move everyone outside, call 911, re-enter only when cleared, then have appliances inspected.
- Space heaters: electric only, tip-over protection, wall outlet, three feet of clearance. Never use an oven or grill to heat.

## No heat and repair
- Cold air: fan set to ON, burners not lighting, or overheating lockout from a clogged filter.
- Flashing light: control board fault code; chart is inside the access panel.
- Repair time: many common repairs finish in one visit; some parts must be ordered.

## Repair or replace
- Lifespan: many gas furnaces last roughly 15 to 20 years with maintenance.
- Rule of thumb: age x repair cost above about 5,000 warrants a replacement look.
- Cracked heat exchanger: usually a reason to stop using the furnace; ask for evidence.

## Cost and quotes
- Quotes vary because scope varies: efficiency, staging, venting, ducts, permits, warranty.
- Diagnostic fees pay for testing; ask how they apply to repairs.

## Altitude, climate, efficiency
- Denver altitude (about 5,280 ft) affects combustion; follow manufacturer high-altitude setup.
- Humidifiers help dry winters but need maintenance.
- Cold upstairs: roof heat loss, long duct runs, single-stage equipment, limited returns.

## Maintenance
- Service once a year in early fall; heat pumps benefit from fall and spring checks.
- Use the filter size and type the system was designed for.
