For starters, once a year, vacuum out the area around the furnace’s blower. If possible, also slide out the fan unit, clean each fan blade with a toothbrush, and then vacuum with a brush attachment on a vacuum cleaner. While you’re at it, look for oil ports on the motor, normally located near the motor shaft. If the motor has these, apply two to three drops of non-detergent motor oil into each port (you may have to remove a cover plate to do this). The condensed, pressurized, and still usually somewhat hot liquid refrigerant is next routed through an expansion valve (often nothing more than a pinhole in the system's copper tubing) where it undergoes an abrupt reduction in pressure. That pressure reduction results in flash evaporation of a part of the liquid refrigerant, greatly lowering its temperature. The cold refrigerant is then routed through the evaporator. A fan blows the interior warm air (which is to be cooled) across the evaporator, causing the liquid part of the cold refrigerant mixture to evaporate as well, further lowering the temperature. The warm air is therefore cooled and is pumped by an exhaust fan/ blower into the room. To complete the refrigeration cycle, the refrigerant vapor is routed back into the compressor. In order for the process to have any efficiency, the cooling/evaporative portion of the system must be separated by some kind of physical barrier from the heating/condensing portion, and each portion must have its own fan to circulate its own "kind" of air (either the hot air or the cool air).
All consumer and property manager beware of this is not the old frymire anymore. they are under new ownership and with bunch rip-off tech! I am the property manager with a handyman and were unable to get the heat pump furnace relay replaced on time so I gave them another chance to do it base on good experience in previous. however, the tech used old school trick:telling me his truck dont have the relay and need to get the parts then will call me back. lone story short, we end up been charged for 290 for just a relay! and he even quoted us for a bad run capacitor for total 460!! we called them to provide a detail work invoice as usual and they never send to us so we end up to tell landlord that's how it is.. Huge mistake I ever made..don't trust them at all!!

An air conditioning system, or a standalone air conditioner, provides cooling and humidity control for all or part of a building. Air conditioned buildings often have sealed windows, because open windows would work against the system intended to maintain constant indoor air conditions. Outside, fresh air is generally drawn into the system by a vent into the indoor heat exchanger section, creating positive air pressure. The percentage of return air made up of fresh air can usually be manipulated by adjusting the opening of this vent. Typical fresh air intake is about 10%.

The thermocouple is a copper rod that the pilot flame heats-up. When it gets hot enough, the thermocouple signals that there is enough heat to burn the gas fuel being released into the appliance—and so it allows the gas to be released to the burners. In some cases where the pilot light won’t stay lit, the thermocouple needs to be adjusted or replaced. This is generally a job for a professional.
